One of the most exciting features of Sold By You is our Escrow Dashboard. This is designed to guide you from start to closing table during your listing transaction. This will bring all the parties together such as the title company which handles the sign gin and recording, the lender which handles the funding, and how to handle the home inspector and appraiser.

Our first tab is your offer acceptance. This is while you’re currently listed and awaiting buyer showing requests and offers. There are resources to assist you through the showing process such as videos, screenshots for what showing requests will look like, how to handle low activity and buyer feedback, offer calculators, and negotiation tips for when offers do arrive! There are form resources for offers from real estate agents which is the purchase contract) and buyers that are not represented by agents. (the title worksheet). And lastly forms to submit counter offers as needed.

Once you have accepted an offer, a quick reminder to send all of your documents to title so that they can open escrow, and the lender so they can start the loan process. Lastly making sure you deliver your seller property disclosure statement to the buyer. There are calculators as well to show you your net at close if in the event you do adjust the price. This way you have all the information to make the best decision for you and your family. You as a seller are never obligated to come down to the appraised value, however this can end in cancellation if the buyer is unable to come up with additional funds.

Lastly, and the most exciting step is the closing tab! This is the final tab where the buyer is finalizing his loan, title will be calling everyone to schedule signing, and you will be officially closing on your home! Once you have officially closed, you mark the closed tab, we will confirm the final pricing and close your transaction in the MLS.
