When moving, a constant debate topic are items that convey. That is why it is so crucial to confirm items that are important to you during the initial contract negotiation. Fixtures are considered bolt on items. Fixtures convey (or stay) and personal property is removed. The best general rule of thumb is if it requires a tool to remove, it’s usually a fixture. An exception for this could be pictures, or even TV’s and mounts hung on walls. If you do decide to remove the mounts, it is expected to fill the holes left behind and to paint. Appliances such as Fridge, Washer and Dryer typically do go with the seller unless specified in the contract. Appliances such as stove, microwave, dishwasher typically stay with the home unless specified. Other items that are expected to remain at the property are blinds or shutters, curtains and rods, chandeliers and ceiling fans, fireplaces that are fixtured, garage cabinets/tool chests that are bolted in, even garage equipment, lifts, and compressors that are bolted to the floor or wall can be a gray area to confirm at contract negotiations. Above Ground Pools, and Hot Tubs should always be confirmed during the contract negotiations if they are staying or going.
