What to do after contract acceptance?

Congratulations on acceptance for the sale of your home! This is an incredibly exciting time and is when you want to work together as buyer and seller to obtain the ultimate goal of officially closing!

The guidelines to this are laid out in your contract negotiations and if there was an inspection period, that inspection period starts now. Both buyer and seller need to contact the title company via email and/or phone to make sure they have the contract and the announcement of a new accepted offer. Sellers should provide the seller disclosure statement and the claims history report from their insurance to the buyer as soon as possible if not already provided. If there is financing, it is imperative to provide the accepted contract to the lender as well so that they may begin their loan approval. The buyer needs to deposit the earnest money with the title company within the next 24-48 business hours and immediately contact their home inspector to schedule the inspection. This inspector will contact the sellers shortly thereafter for access. Typically this inspection can be 2-3 hours long with the buyers showing up the last 30 minutes for the report. Once the inspection period is completed, we move to the appraisal process, then on to final loan approval, signing, and closing!
