Now that your photos are complete, it is important to take your time providing accurate information for your buyers. Not only for legality purposes, but also to ensure you don’t miss anything that could be a key feature. Number of bedrooms, proper square footage, lot size, number of interior levels and garage spaces can be very important to buyers.

Most of the specifics can be found in public records, bedrooms should only be counted for those that have a closet attached and if they don’t it can be classified as an office, loft or den. Provide details on how much, if any, that you are willing to pay a buyers agents commission. Industry standard is between 2-3% but is not required at all and can be set at 0%. This will make the buyer responsible for their own agents commission. Regardless of what you offer, if the buyer does not have representation, there will not be a commission paid. Make sure to specify if the Fridge, Washer, and Dryer stay with the home, and always disclose any items that you absolutely must take, such as chandeliers you really like, certain blinds, curtain rods etc. Sometimes buyers may think something stays but you think it will go and we want to avoid that concern at the final walkthrough so always clarify any important or gray area items in the initial description.

Finally, write up a small paragraph about your home, you can talk the home up and state comments such as “beautiful, cozy, luxurious, comforting” but make sure not to give any potentially false information such as “you will make money on this home” or claims that can’t be backed up. Overall, just be truthful about the property, talk about the items that are most important to you, however, the most important initial aspects are the staging and the professional photography. Buyers look there first and then move to the description once they see what they potentially like.

You will also want to fill out the seller disclosure statement and contact your homeowners insurance. Let them know you are selling your home and need a claims history report.
